Flexsteel partnered with IIW to identify a site, concept and fully design its new corporate headquarters to take advantage of the location’s Mississippi River view. The completed facility spans 46,000 square foot across four floors. The building provides a variety of flexible space, including open office areas, private offices, conference rooms, and a staff lounge.
IIW’s work began with a site selection study and the five concepts for alternate site locations. Each concept demonstrated how an appropriate sized facility may fit upon each site. Each site was evaluated upon careful analysis of soil conditions, availability and proximity of utilities, cost, environmental conditions, zoning requirements, traffic studies, parking, visibility, views, topography, site drainage conditions, and surrounding architectural context.
Natural light and views were among the company’s priorities. The IIW design team worked closely with Flexsteel’s Building Committee to maximize the natural light to all interior spaces of the building and allowing all internal offices and work spaces a view to the Mississippi River area. The interior is organized with private offices at the perimeter of the building with glass fronts to allow natural light to flood the interior of the building.
The building exterior is a combination of aluminum and glass curtain wall system, masonry, and metal wall panels. The construction of the building is auger cast piles, structure slab on grade, slab on metal deck supported by steel beams, girders, and steel columns.
